Ready To List?

When I am showing homes there are certain things that buyers always seem to notice and comment on, over and over again. Follow these top ten tips and make your home the best showcase it can be!

1. Clear out all clutter. Leave a very minimal amount of decor or items on furniture surfaces. Buyers want to feel like the home could be theirs. Pictures of you everywhere distract from the fantasy. Also, the less they have to see the more they see the bare product.

2. Make sure paint colors throughout the house are white or very light in shade. The more neutral the better! Seeing in neutral helps a buyer imagine the home the way they would have it.

3. Remove obstacles (unnecessary furniture or accessories) to create clear paths and an open and inviting tour area. More space is NEVER a bad thing!

4. Do a deep cleaning! A home that looks dirty tells a buyer it has not been cared for.

5. If you have loud or outspoken fabric choices in furniture or curtains, cover them or replace them. Also, its amazing what a beige couch cover can do for an outdated furniture collection. The less distractions the better!

6. Make sure landscaping is neat and that it takes advantage of the space. If you have overgrown plants that conceal the size of the yard, take them out!

7. The entryway is the first look buyers have. If your front door is sun damaged sand it down and give it a fresh coat. Then make sure entry is clean and pleasant!

8. If you are going to spend money on updates always go for counter tops and/or appliances.

9. Have your carpet professionally cleaned. This small effort can go a long way!

10. When leaving for a showing leave lights on, blinds open and a fresh scent!

There you have it! Happy Selling!
